The reservation agreement allows us to register the sale with the notary or land registry office. It serves as a record of all relevant details about the parties involved and the property being sold.
Important to note: A reservation agreement is not yet a legally binding contract. However, it is a necessary step to officially register the sale and initiate the drafting of the purchase contract.
Both the selling and buying parties must complete the reservation agreement separately. We will collect the information from both parties and draw up the final document.
Only one person from each side needs to complete and sign the document. However, all current and future owners (e.g. multiple co-owners or joint owners) will need to sign at the notary appointment.
Depending on the situation, we use various valuation methods, including those based on intrinsic value, yield value and the hedonic method favoured by Swiss banks. Our experts will advise you on the best method during your on-site valuation meeting.
Once you’ve completed the reservation agreement, there’s nothing more you need to do immediately. Your information, along with the other party’s, will be sent directly to our internal sales team.
As soon as we've received the completed details from both parties, you will get a confirmation email with the finalised reservation agreement. At this point, the buyer will be asked to make a deposit. After the deposit has been received by the seller, we’ll proceed to register the sale with the notary or land registry office.
