A hedonic property valuation is the estimation of the property value based on the analysis of comparable properties that have recently been sold. This method is usually carried out using specialised software.

Who uses the hedonic valuation model?

 

The hedonic valuation model is one of the most common valuation methods. It is used by banks to allocate mortgages for example.

Real estate agents can also use the hedonic method to obtain an initial estimation of the property but it is not usually the only type of method used.
