How to prepare your property for a photo shoot

When preparing your property for a photo shoot, it is worth investing the necessary time and effort. Because few things influence the success of a sale as significantly as the quality of the photos. The magic formula is: clean, tidy up, depersonalize.

Sell my property

Do you want to offer your property for sale and present it in the best light possible? Do you want to know how to showcase each room of your house or apartment in the best light? Professional pictures can enhance what is already there. However, the best photographer can't achieve much if the property is not properly prepared. In this article, you will find our guide on how to prepare your property optimally for the photo shoot.

Do a thorough cleaning

No one wants to live in a damp and dusty room. Therefore, the rule is: the cleaner and more organized your home is, the more attractive it will appear to a potential buyer. A good first impression conveys to the interested parties that the property has been well taken care of.

At Neho, we use state-of-the-art high-resolution cameras. This allows your property to be displayed in a lifelike manner in the listing; however, it also means that potential dirt and dust may be visible in the shots. With a good cleaning before the photo session, you ensure that the images show off your property as attractively as possible.

Tidy up

Comprehensive cleaning also involves tidying up and decluttering. Simple, furnished rooms appear much more inviting and allow the photographer to capture better images. Store loose cables, clothing, shoes, and household items in cabinets.

Outdoor areas can also be made more to look nice with just a little bit of effort. Mow the lawn, remove dead leaves, and store garden tools.

Depersonalize the property

Prospective buyers should be able to envision their own furnishings in your property. This is easier to accomplish the more you depersonalize your house or apartment. To make your home appear as 'neutral' as possible, consider removing the following:

  • Vacation and family pictures
  • Personal items and objects, such as collections
  • Decorative items

The goal is to design a space that might be appealing to as many people as possible. If a room is cluttered with personal items, it can be more difficult for potential buyers to imagine a different arrangement or furnishing of that space.

Create the best conditions for good photos by making your rooms attractive, simple, and tidy.

Decoration and rearrangement

Are you familiar with home staging? This practice involves transforming rooms with some simple adjustments to make them as appealing as possible to a broad audience.

Just before the photo shoot, specific items, and in some cases even furniture, are placed according to a particular strategy. The goal is to create a specific atmosphere for the photographer to capture in the images. Consider the following points:

  • Design all rooms in the same style to avoid confusing potential buyers.
  • Think carefully about which aspects you want to highlight.
  • Choose a time for the photo shoot when lighting conditions are favorable.

Bring your property to life

Depersonalizing and decluttering don't mean you have to leave the rooms completely empty. Be aware that since the goal is to spark curiosity and stimulate the imagination of potential buyers, a completely empty room may in fact be just as bad as a messy one.

In the case of an unused room, it can make a big difference to 'suggest' a function with a few select items or pieces of furniture:

  • Children's toys for a playroom
  • A couch for reading
  • A workbench with tools

Of course, a neat and clean appearance should be maintained.

With these tips (cleaning, tidying up, depersonalizing), you are optimally prepared for the photo shoot – the best conditions for our photographer to capture great shots of your property.

We wish you success with your sale!
